Mary Shepard Place (the “Development”) was developed in 1941 and sits on approximately 12.65 acres. The HACH owns and manages the Development, which is comprised of nine residential buildings housing 127 units and one administration/ community building. The operations of residential units are currently subsidized under an Annual Contributions Contract with HUD. The Development was last renovated in 1998 and is mostly occupied. The residential mix consists of (13) one-bedroom units, (77) two-bedroom units, (33) three-bedroom units, and (4) four-bedroom units. The entire Development has been approved for a phased Section 18 disposition/ removal from the HACH’s public housing portfolio by the U.S. Department of Housing and Urban Development (HUD). In addition, the public hearing requirements for dispositions under C.G.S. § 8-64a have been satisfied for Phase 1. HACH applied for and was awarded Tenant Protection Vouchers. Respondents should not anticipate any voucher income in their operating proformas, except for voucher holders that are seekers and, as a result, enter into a lease agreement in the completed Development.
