Specifications include, but are not limited to: The Brookfield Board of Education invites architectural and/or engineering firms to submit sealed proposals for conducting a Building Condition Survey for the Brookfield High School, as the base bid, Whisconier Middle School, as an alternate bid, and external sites at both locations, as a second alternate bid. The successful bidder shall perform all physical inspections required to complete the Building Condition Survey, which shall be conducted by a team that includes one or more licensed architects and/or engineers. The Survey shall include inspection and survey of all buildings and their components for evidence of movement, deterioration, structural failure, probable useful life, need for repair and maintenance, and need for replacement. The survey shall include, but not be limited to: • Building structural elements • Roofing Systems • Exterior elements of the building, walls, doors, windows, and fire escapes • Building interior finishes, doors, and hardware • Electrical systems – service and distribution, lighting and communications, technology, infrastructure, and cabling • Plumbing – water distribution system, drainage systems and fixtures • Heating and cooling systems – boilers, furnace terminal units, and control systems • Ventilation systems • Air conditioning systems – refrigeration, terminal units, and control systems • Special construction – stairs and elevators • Fire protection and security systems – alarms, detection, and fire protection • Life safety – ADA, accessibility, code compliance, air quality, water intrusion, mold • Environmental features – appearance, cleanliness, acoustics, lighting quality, thermal comfort, humidity, ventilation, and space adequacy • Site-specific testing, like infrared thermography for energy loss, air leakage, roofing and building envelope moisture intrusion • As a second alternate, a survey of building sites, utilities, paving, playgrounds, playfields and synthetic athletic surfaces may be included
