Note that this project is “Phase 2” of multi-phase renovation of the 21 Spring Lane Facility. The Construction Work includes only limited site improvements and interior renovations to approximately 5,000 SF of the building, with limited interior and infrastructure improvements. The site work includes new ADA-compliant walks, one to connect Phase 1 sidewalks at the northwest part of the site through the existing parking lot, and a second to connect the Phase 1 north entry of the building to the former office entry on the east side of the building, with underground conduit, lighting and cameras, to service the new walks. Interior improvements to renovate the 21 Spring Lane Facility into Tunxis Community College’s Advanced Manufacturing Center includes selective demolition, limited masonry, interior wall, frames, doors & hardware, new finishes, signage, and specified specialties and accessories. Spaces include the 2 classrooms/labs, offices/conference room/student lounge area and single-use toilet room spaces. Exterior work includes the replacement of rooftop mechanical units with limited roof flashing and repairs at clerestory window openings. The project includes renovations to the existing fire suppression system via Design/Build by Contractor (subcontractor is responsible for hydraulic calculations and sprinkler head relocation shop drawings, OSFM & FM Global approval, and the execution of construction work), all plumbing work, all HVAC and all electrical and IT/AV/Security System Infrastructure.
