Fellowship Place, Inc. (FPI) intends to perform capital repairs to an existing housing facility at 286 Sherman Ave, in New Haven, CT. The property is approximately 0.14 acres with a 2 1/2 story multi-unit rooming house residential structure that includes 12-bedroom units plus bathrooms, kitchen and common areas. The building has about 3,252 square feet of living space and was built in approximately 1920. The structure is in need of rehabilitation to ensure the project longevity and the continued health and safety for the current and future residents. The property needs major rehabilitation and repairs for some of the existing conditions that are less than optimum, in order to continue to maintain its ongoing project feasibility. Scope of Work: The architectural and engineering services required for this project are to include site and civil engineering, and MEPFP engineering. Anticipate work scope items include roof and gutter replacement, new HVAC systems, renovation of bathrooms and kitchens, insulation and window repairs, upgrade plumbing, new flooring and drywall, upgrades to electrical fixtures and appliances, ADA modifications, construction of ADA ramp, new hot water tanks, and lead abatement.
