a. Evaluation Phase: Assess the structural condition of the two roofs and verify that each is structurally sound under current code requirements. Determine obsolete HVAC and other penetrations for removal and penetration repair. Identify necessary masonry and related improvements which should be included in the project. Issue an evaluation report for each school. b. Conceptual Design Phase/Office of School Construction Grants & Review (OSCG&R): Review of low-slope roof replacement project. Development of narrative and diagrammatic drawing(s), including estimate of probable construction costs outlining roof replacement scope of work for the municipal approval and funding process. This will outline three options for roof replacement, each detailing: i. Materials – Different roofing system options based on durability, energy efficiency, and maintenance requirements. ii. Extent of Work – Scope of removal, repairs, and new installation required for each option. iii. Warranty Length – Comparative analysis of warranties offered, ranging from standard to extended coverage. iv. Pricing – Estimate of probable construction costs for each option to support municipal approval and funding decisions. The narratives and drawings for Frank A. Berry School and Bethel High School should be in separate documents. Also, the portion of the high school roof associated with the 2008 addition needs to be considered an alternate with separate project scope and cost estimate. c. Final Design Phase: Development of project bid specifications and plans in coordination with MEP Engineer, estimates and bid documents/packages to be issued for construction bids in accordance with the approved conceptual plan for Frank A. Berry School and Bethel High School with the 2008 portion of the Bethel High School roof as an alternate. d. Bidding Phase: Provide professional services to support the bidding phase, including but not limited to, attending pre-bid meetings, providing support to address questions, providing the development of necessary bid addenda, assisting with the analysis of bids and assisting with the preparing for award of contract.
