Specifications include, but are not limited to: 1) The Appraisal must be performed to meet the standards set forth in the current Uniform Standards of Professional Appraisal Practice established by the Appraisal Foundation in (USPAP). 2) The researched data and reasoning that the appraiser uses to form the opinion of value will be presented in a complete, self-contained Appraisal report. 3) Time is of the essence in completing this Appraisal. 4) If the CPW determines that the Appraisal report as submitted needs to be corrected or rewritten to comply with industry standards or to meet CPW requirements, CPW shall provide written notice of the deficiencies that require rewriting or corrections. The appraiser shall either (a) within ten (10) working days of the appraiser’s receipt of CPW’s written notice (email shall suffice as written notice) complete the required rewriting or corrections and return the revised Appraisal report to CPW; or, (b) within seven (7) working days of receipt of CPW’s written notice (email shall suffice as written notice) show cause as to why rewriting or correction is inappropriate and what other steps are more appropriate. If the CPW requires changes in the scope, character, or complexity of the work to be performed by the appraiser which causes an increase or decrease in the work of the appraiser or time for performance, an equitable adjustment of the compensation and completion deadlines shall be negotiated by the parties and an Appraisal Instruction Modification Letter will specify the changes.
