2018-012M17 - Paul Wright Gym Replace Steam Heating System

Paul Wright Gymnasium, built in 1954 in Gunnison, CO on the Western State Colorado University campus, requires a complete replacement and conversion of the steam boilers and heat piping to a hydronic system. The 84,521sf facility has an aging hot water system that has exceeded its serviceable life span. The system contains three boilers that were replaced in the early 1990s, while the low pressure steam piping dates back to the 50s. The University seeks a qualified general contractor or mechanical contractor to be the prime contractor for the project, which includes management of all subcontractors. Asbestos abatement will be completed prior to commencement of this project and is not included in the scope, though some coordination may be necessary to insure timely commencement of work. Work includes the demolition and disposal of existing boilers, heat exchangers and piping, refer to drawings for scope and to specifications section 22  0500 Part 3. To expedite construction lead times the University has purchased the boilers. The successful contractor will install the boilers, along with all associated plumbing, connections, heat exchangers and heating appurtenances, HVAC and electrical work and controls. All controls should meet the University campus-wide standard. To minimize downtime, the design accommodates provision of temporary hot water via connections to the Mountaineer Fieldhouse mechanical systems, which are adjacent to this facility; refer to documents for specific information regarding scope and route. The current plumbing system for the pool will remain, with the exception of a new heat exchanger. All appurtenances related to the steam system will be replaced, including unit ventilators, AHU heating coils, convector heating coils, unit heaters, pumps, and heat exchangers and controls; refer to documents for scope and specifications. The University will contract independently with a commissioning agent for this work. Due to the rapid deterioration of the system it is necessary to complete this work before the beginning of the 2018 heating season, which typically starts in mid-fall in this region.
