27J Schools is currently soliciting proposals from interested firms to perform asbestos abatement and demolition services for the Project located at 15200 Holly Street in Brighton, Colorado. The requested turnkey services are outlined in the Scope of Work presented on attachment.

Mandatory Site Walk: Thursday, September 25, 2025, at 10 AM MST

Questions are due on Tuesday, September 30, 2025, at 2:00 PM, MST, Local Time. Responses to emailed questions will be provided in writing to all prospective proposers via Addendum. All questions are to be emailed to Karley Olson at karley@kopmanagement.com.

27J would prefer to get work done as soon as possible. Abatement in October 2025 and Demolition November 2025.

Meeting Location:
• Meet at the project site at 15200 Holly Street just outside residential structure.

Parking and Directions:
• Project is located on the southwest corner of an active 27J project site (Talon Ridge MS). The
intersection of E 152nd Ave and Holly Street is currently closed and under construction. All
bidders can park in the 27J Talon Ridge MS construction site parking lot. Access to the parking
lot is from E 152nd Ave westbound, see attached traffic control site plan (green arrow). Another
parking option would be on E 152nd Ave along the north lane curb just passed the construction
entrance since the road is closed (green arrow and highlight).
• Please wear PPE (hard hats, vests, work boots) as access to 15200 Holly Street will be through
the Talon Ridge MS project. Once parked, bidders can walk along the sidewalk of E 152nd Ave to
reach 15200 Holly Street, see attached traffic control site plan (purple arrow).
