2023.03 - Appliance Repair 2023

Bid Item:  CONTRACTOR agrees to provide Appliance Repair for small appliances owned and/or managed by the Loveland Housing Authority (LHA).

Said service shall be for the repairs of small household appliances.  These appliances include:  refrigerators, ranges, dishwashers, microwaves, clothes washers, clothes dryers. These services will also include the coverage of warranty Work on any appliances that are still under warranty. 

This Bid excludes taxes.  All Work shall comply with all local, State and Federal Laws including the Environmental Protection Agency (EPA).

Scheduled Work shall have a response/acknowledgement requirement of 24 hours once a PO is received via E-mail. CONTRACTOR shall notify the LHA maintenance department when Work is complete. If delays are expected the CONTRACTOR shall notify the property maintenance technician and tenant with an expected completion date. 

LHA will be invoiced within two weeks of work being completed. If CONTRACTOR is unresponsive to the Work required, LHA will search for other vendors to do the Work originally given to contracted vendor. CONTRACTOR will be responsible for having a dedicated email to send Purchase Orders to.  A 5% penalty or deduction of invoices not processed within 10 business days after Work has been completed may be implemented.

All material, labor and equipment supplied under this bid shall be warranted for a period of no less than one (1) year. CONTRACTOR agrees to perform warranty service on all appliances that are under warranty.  Purchase orders will be issued at a zero charge and CONTRACTOR will notify OWNER of warranty service performed and verify it is a zero charge.

The CONTRACTOR shall provide all materials/parts necessary for appliance repairs.  CONTRACTOR shall leave property clean and free of debris after completion of said Work. Appliance repairs over Two Hundred and Fifty Dollars ($250) will require approval from Maintenance Lead Technician or Maintenance Coordinator.  This should include diagnostic and/or trip charges. 

During the course of preforming Work under this Contract, should the CONTRACTOR find existing conditions, circumstances and/or issues that prevent the specified task from being accomplished; CONTRACTOR shall immediately notify the LHA maintenance department. The CONTRACTOR is also requested to notify LHA Maintenance department of any units which, due to poor housekeeping or other cause, may be contributing to the safety and well-being of the residents and or others that live on said property.

NOTE:  All model and serial numbers, age, condition, and any other notes must be logged by CONTRACTOR and records must be submitted to OWNER on invoice. Submit a written report to OWNER containing completed Work, operating log, and advice of any uncorrected deficiencies detected is required.
