SPECIFICATIONS
Inspection and Maintenance will include:
• Clean(remove dirt, lint, excess oil and grease):
o Power units
o Control Equipment (relay panels, selectors, operating switches, etc.)
o Pit Equipment (remove normal accumulation of rubbish)
o Guide Rails and Brackets (brush to remove lint and dust)
o Car Frames (guides shoes, safety parts, etc.)
o Top of Cars and Bottom of Platforms
o Car Door and Gate Openers
o Hoist Way Door Equipment
• Lubricate:
o Oil and grease as required, according to manufacturer’s lubrication schedules. Provide proper lubrication to all items of elevator equipment at intervals recommended by manufacturer and/or as a result of visual examinations.
Power Unit(refill tank when necessary-flush and filter)
Control Equipment (selectors, operation switches and devices, etc.)
Guide Rails (refill lubricators as often as required.
• Examine:
o Provide a thorough visual examination of all exposed parts accessible without dismantling components. Examinations are to be performed on a regular scheduled basis at intervals to be established based on use and need. Examinations to be performed by a State of Colorado certified conveyance mechanic.
• Adjust:
o Provide all necessary adjustments during regular scheduled examination visits
• Repair:
o During regular working hours provide necessary major and minor repairs, including labor and parts as required, to the following items:
Control Equipment (relay panels, selectors, operating switches, etc.)
Car Door and Gate Operators
Hoist way Door Equipment Interlocks Leveling
Switches (car and hoist way switches and cams)Guide Shoes (car roller guides, shoes, gibs, etc.)
Pit Equipment
Hydraulic Valves, Pumps, Pump Motors (Power Unit)
“V” Belt on Power Unit
Door Motors
Guide Bearings, Packing and Packing Gland (Hydraulic Seals)
• CALLBACK SERVICE:
o Provide minor emergency callback service during regular time hours at no additional charge to the customer.
o Overtime shall consist of weekdays 5pm to 8am, and Saturdays. (Hours as recognized by the International Union of Elevator Constructors.)
o Double-time shall consist of Sundays and Holidays. (Hours as recognized by the International Union of Elevator Constructors.)
• Records and Reports:
o The Service Provider shall inventory all equipment applicable to each building elevator and keep records, available to Customer, of maintenance and repairs for each elevator.
o Report of Maintenance Inspection Service: Service Provider will provide CMC with a written summary of actions taken, deficiencies noted, and recommended corrective action as a result of the maintenance inspections. The report shall be in adequate detail to enable CMC to determine the condition of the equipment and whether or not additional servicing of the equipment may be required.
• Materials and Supplies:
o The Contractor shall furnish, at no additional cost to CMC, all oil, grease, tools, and any other materials and supplies needed for maintenance services.
• Replacement Parts:
o All replacement parts shall be equal to or better than new factory replacement components.
• Deficiencies Observed During Maintenance Service:
o During maintenance service, any problem observed, needing repairs, should be reported immediately to a CMC Representative. CMC will advise whether to make the repairs at that time.
o At no time shall the Service Provider do additional work above and beyond the inspection and maintenance service without the approval of the CMC Representative.
o The CMC Representative may require a cost estimate before approving additional work.
• 24 hour telephone monitoring and emergency call service
• Annual Service Manager and site managers meeting.
• Monthly check-in with Director of Facilities
