Project Description
Colorado Mesa University (CMU) is seeking proposals from qualified contractors interested in
providing construction services for the demolition of the Albertsons building on 12th Street and
installation of new Recycled Asphalt Pavement parking lots at its main campus in Grand
Junction, CO. The scope of work includes clearing and grubbing, abandoning water and sewer
services at the main in accordance with City of Grand Junction standards, razing existing
Albertsons building, removing foundations systems, concrete and asphalt pavement, back filing
foundations with Class-3 Aggregate Base Course, provide asphalt, pavement, installing owner
to provided bumpers and patching city streets.
Work has already begun to test for and abate Asbestos Containing Materials (ACM) in the
existing Albertsons building all abatement work will be handled outside this contract. The
Albertsons building cannot be razed until CMU has a demolition permit in hand from the
Colorado Department of Public Health and Environment (CDPHE). CMU anticipates having all
permits in hand on or before Tuesday, July 8, 2025.
CMU will submit requests to Xcel Energy and Lumen to remove all overhead utilities,
decommission the gas service, and remove the gas meter prior to the start of demolition work.
All work necessary to raze the building, remove all below grade foundation and building
materials, relocated irrigation controls, rerouting parking lot power, prepping for paving, paving
and striping must be completed prior to August 1, 2025.
