The City of Aspen is seeking proposals from qualified firms to perform Broker Administrative and Consultative Services relating to an Owner Controlled Insurance Program (OCIP) for the Burlingame Ranch Phase 3 affordable housing development project (Project).
The purpose of the OCIP broker is to administer the procurement of OCIP insurance coverage, negotiate competitive insurance premiums, coordinate the safety and quality-assurance services provided by the broker and the insurance carriers, management of claims and protection of losses.
The City of Aspen is in the process of contracting with a general contractor, which contract will refer to the OCIP. The OCIP may include General Liability, Workers Compensation, Excess Auto Liability, Excess Liability, Builders risk insurance including any other ancillary coverage as recommended by the awarded broker/consultant as deemed appropriate to protect the financial interest of the Project.
Broker shall consult with the City of Aspen on coverages needed and assemble a competitively-priced Owner Controlled Insurance Program (OCIP) for the owner. Identify critical risk areas related to the demarcation of the modular factory responsibilities and the GC responsibilities and seek to mitigate risk for owner through the OCIP program. Coverages to be included should be vetted with the Aspen City attorney. Drive completion of OCIP procurement as needed prior to construction start.
