Introduction & Background
Clear Creek School District (CCSD), in Idaho Springs, Colorado, is in need of professional services with respect to a facility assessment for the district building (Old Carlson) located at 1300 Colorado Blvd., Idaho Springs, CO 80452, and is accepting proposals in response to this Request for Proposal (or “RFP”). We seek a qualified source to provide a facility appraisal for this building that includes the value of the property based on current and alternate zoning options within the community plan. Old Carlson currently houses the district office staff and an elementary school. It is approximately 55,132 sq. feet and is located at the gateway to the town of Idaho Springs. It was built in the early 1900’s and was converted from a high school to an elementary in 1968. Recent community meetings were held to gather feedback hosted by the Vitality Task Force to discuss the economic future and business core in the town. Many businesses and town officials view the Old Carlson as an anchor property and a key element to the continued economic development of this former mining community. The purpose of this facility assessment shall be to evaluate the option of liquidating the property or renovating Old Carlson into possible district uses, such as housing for staff. Innovative partnerships with the community on multi-use opportunities will also be considered.
Submission Guidelines & Requirements
The following submission guidelines & requirements apply to this Request for Proposal for professional services. Submit a proposal to Clear Creek School District electronically by February 23, 2024. Questions should be directed to Mike Gass, Superintendent, on or before February 14, 2024.
1. Include a cover letter.
2. Include a brief profile of your firm or organization that describes the general qualifications of the firm as well as any unique qualifications as they relate to school district facilities planning.
3. Include client references and contact information for whom similar or related consulting services have been provided.
4. Provide the resume(s) of key personnel who will be assigned to this project.
5. This proposal should provide an anticipated schedule to address the timeline of delivering the facility assessment to the school district no later than June 30th, 2024.
6. This proposal should indicate the overall fixed price, including an estimated total number of hours. Include recommended time for debriefing or presenting the report to the district representatives, and one community meeting.
7. If you have a standard set of terms and conditions, please submit them with your proposal. All terms and conditions will be subject to negotiation
