170303 - GENERAL CONTRACTING SERVICES

Residences at Sixth Avenue is located at 601, 621 and 641 Potomac Street in Aurora, CO and consists of two (2) three-story residential buildings housing a total of 68 apartments, a single-story clubhouse and four (4) vehicular garage structures containing a total of thirty (30) parking spaces. The project was originally constructed in 2001 and is in good physical condition. Please reference the attached draft Property Condition Report authored by Dominion Due Diligence Group for further information on the current condition of the buildings and site. In 2015 an off-site flood event compromised the private storm system causing damage to the system and minor flooding into certain apartments. No damaging flood events have taken place since that initial occurrence. The planned repair of this storm system is included as part of the scope of work contemplated in this RFP. In 2016, AHA became aware of structural compromises taking place at exterior balconies and had all of the balconies removed. The scope of work contemplated under this RFP is being undertaken as part of a refinance and reorganization of the project. AHA will retain ownership of the project after the completion of renovation.
