Specifications include, but are not limited to: GENERAL 1. The Construction Manager shall attend meetings with Owner’s officers, staff, commissions, user groups, project architects, and contractors as required for the performance of Construction Manager’s services under this proposal. 2. The Construction Manager shall have the right of entry and free access to the Project and the right to inspect all work done and materials, equipment, and fixtures furnished, installed, or stored in and about the Project, in performance of services as provided in this contract. 3. The Construction Manager shall endeavor to achieve satisfactory performance from the Contractor(s) and apply his/her best efforts to complete the project in accordance with the Owner’s objectives for cost, time, and quality. 4. The Construction Manager shall make all efforts to protect Owner’s financial interest and avoid claims against the project. 5. The Construction Manager shall not be responsible for construction means, methods, techniques, sequences, and procedures employed by Contractors in the performance of their work. 6. The Construction Manager shall not interpret the plans, coordinate the work, supervise the workers, or perform any duty that is the responsibility of the Architect, Contractor, or Owner. PRE-CONSTRUCTION 1. Gain familiarity with the Owner’s requirements, program, design goals, and challenges including any governmental conditions of approval for the Project. Analyze the proposed development schedule that includes design timeline, construction, and transition from construction to completion of occupancy. 2. Review existing documents including any surveys, soil reports, or other site assessments prepared. Prepare recommendations that will enhance the design constructability, value, and cost efficiency of the development. Advise Owner in review and selection of Architect’s consultants or Owner selected consultants, as applicable. 3. Assist Owner, Architect, and General Contractor in evaluating design and material alternatives to bring the construction costs to within the Owner’s budget and help develop economical, efficient, and desirable design, development, and construction procedures. Review plans and specifications while they are being developed by the Architect and make recommendations, as appropriate, for modifications of plans and specifications.
