1. Develop plans and specifications suitable for permitting, bidding, and construction. Upon direction of the County, final plans may utilize bid-alternates. Prepare and issue the following: a. Schematic Design Documents Progress Set (30%) for Stakeholder review b. Detailed Design Documents Progress Set (60%) for Stakeholder review and preliminary plan review c. Permit-ready Construction Documents Progress Set (90%) for Stakeholder review and plan check d. Bid-ready Construction Document Final Set (100%) for bidding and construction. 2. Implement a Quality Assurance and Quality Control (QA/QC) process to ensure that documents are thoroughly reviewed, all disciplines are coordinated, and the work product is in conformance with the design intent. 3. Provide review and comment by a California Certified Access Specialist (CASp) on progress and final set documents. 4. Conduct in-person page-turn meetings with project stakeholders to answer questions and collect feedback at 60% and 90% complete documents. 5. Prepare an Opinion of Probable Construction Cost (OPC) based on the 60% completed documents. Provide an update to the OPC based upon the 90% completed documents.
