Specifications include, but are not limited to: The City of Newport Beach is requesting proposals from qualified architecture and design firms with experience and technical qualifications to prepare complete building plans for ADUs. The City intends to purchase the building plans from the selected firm, and make them available to the public, free of charge, as an incentive to promote construction of ADU housing that is more affordable, by design, due to the size of the units and preparation of pre-approved building plans. Ideal proposals would include building plans that present the following detached ADU plans: • A studio, one bath unit • A one bedroom, one bath unit • A two bedroom, one bath unit • Building plans must include reverse floor plans, four (4) elevation views, and three (3) options for different exterior treatments, including different materials, accents and ornamentation, and be designed in a trending residential architectural vernacular found within the various coastal neighborhoods within Newport Beach. Examples of new construction residences, currently for sale in Newport Beach, are included below for inspiration and illustrate trending designs in the City. • Complete structural plans (foundation, shear wall, framing, details, section), electrical, CalGreen, energy calculations, etc. must also be provided. • The building plans will become the intellectual property of the City upon delivery.
