Specifications include, but are not limited to: The work to be done consists of furnishing all materials, equipment, tools, labor, and incidentals as required by the Request for Proposal for the above stated project, which is generally described as replacing and servicing resident HVAC units (wall units, window units, and 2-5 tons each) at the Palm Desert Housing Authority complexes with similar units at the current required standard. Service Company must provide a minimum of two (2) certified technicians. One is required to have at least ten (10) years of refrigeration, and/or mechanical, and control experience. This is to ensure that the Housing Authority always has access to at least one (1) certified technician. Both technicians must have overall knowledge of all of the equipment at each of the properties. Both technicians shall be qualified to work on electrical systems. • Service Company must provide 24/7 on-call service availability for emergency calls or other type of outages with a 30-minute returned phone call response time. • Unless otherwise approved by the Housing Authority or its designee, the Service Company shall perform operations and maintenance of equipment pursuant to the times required by Palm Desert Municipal Code Section 9.24.070. • Service Company shall maintain all equipment in accordance with the manufacturer's recommendation unless otherwise specified by a Housing Authority representative in writing. • Service Company must obtain prior authorization for repairs or other work outside the scope of preventive maintenance work. Authorizations will be in the form of a Work Order issued by the Housing Authority. • Service Company shall perform an annual review to verify energy savings, overall cost reduction through repairs, replacement, and proactive preventative maintenance.
