Provide all labor, materials, tools & equipment, and design-build services for the Electrical scope of work for the Normandy Apartments project and as further described in this document. Design and construction of the Electrical & Low Voltage are part of this project. - Design Scope clarifications. The subcontractor shall hire a certified and licensed Engineer who will calculate, design, and engineer the Sanitary Sewer for the project as required to meet local, State & Federal codes and well as provide stamp / signed drawings, calculations and specifications as required for submission as approval by the Authority having Jurisdiction over this project. The Sanitary Sewer subcontractor will work with Owner's Architect and Other Engineers of Record to coordinate Electrical with the architectural, structural, civil, landscaping, etc. scopes of work that are required to have a complete and operational project. Sanitary Sewer subcontractor will also be required to coordinate with other design-build contractors / subcontractors working on other building systems integral to have a complete and operational scope of work. Sanitary Sewer subcontractor shall be responsible for coordinating with other design trades and confirm scope as required to support For the design portion of this project, the Electrical Engineer is to provide design / engineering / calculations / drawings / specifications to be compiled and form part of the following milestones. • Design Development • Permit Submittal • Construction Drawings and Specs The Sanitary Sewer Engineer will attend and be an active participant in Architect of Record design meeting as required to meet the milestones noted above. Sanitary Sewer Engineer to be available to attend Owner / Architect / Owner meetings if required to review and discuss building system engineered for this project. Provide a schedule of values for costs for milestones noted above, as well as an estimate / cost for hours to attend AE and OAC meetings. Provide an allowance for potential Sanitary Sewer permit fees. Sanitary Sewer subcontractor to provide a list of proposed Sanitary Sewer materials, labor and equipment the design is based on as well as material costs for said equipment. - Construction Scope clarifications. The subcontractor will construct the designed and engineered system, be responsible to supply, install and commission all items as required for said system as required to be complete and operational. Subcontractor will coordinate with other subcontractors as required for a complete and operational building. Costs to include all field and / or laboratory testing as required to confirm the Sanitary Sewer system meets all local, State & Federal codes and as required for operational commissioning of project. Include supervision of your own crew, as well as other ancillary services (e.g.- clean up, unloading and distributing, sub-tiers, etc.), as required for the Electrical scope. All construction labor costs to be based on Prevailing Wage (Davis Bacon and CA DIR). All material costs to be based on proposed Sanitary Sewer materials and equipment list noted in the design scope above. Provide breakdown between labor / materials for comparison for labor / material / system changes as design phase progresses between initial proposal and construction proposal. Include supply updated construction budget to match each of the noted milestones for design above as well as final construction budget prior to contractor entering construction contract with Owner. Include reasonable labor / material / sub-tier updates based on project start date for budget updates. Includes all Water, Sanitary Sewer, Storm Sewer and Joint Utility work indicated in the entire plans and specifications. Include the following ancillary work: – Trenching, excavation, back filling and compaction as required. – Demolition and removal of spoils as required to install new work. – Asphalt / city sidewalk and curb patching for work to occur in public right of way. – Export of native spoils if not allowed to be reused for back filling activities. – Import of back fill material if necessary. – Caution around existing utilities scanned. Notification of general contractor / owner if unknown or undocumented utilities are found.
