This project consists of supplying all labor, materials, and equipment necessary for the construction of interior and exterior improvements for 114 residential dwellings (Monte Vista - 50 units , Parkview - 28 units <4-plexes>, & Haciendas del Sol - 36 units ), 1 community/office building at Monte Vista, landscaping and site improvements. NOTE: This project consists of three sites and will be awarded to one General Contractor with one contract. Work will be concurrent at all sites and done in several phases for interior and exterior work. Work noted below shall be in conjunction with issued plans for construction. Contractor shall report any discrepancies between construction plans and these general requirements during bid for clarification or assume the most stringent and/or costly option will be used. • All units to be tented and treated for pest control prior to commencing any construction. • The Abatement and disposal of suspected asbestos containing materials. Refer to Bovee Environmental Management report 23-63390. • Tree Trimming: allowance of 2 trees per unit. • Landscaping Repairs at Haciendas del Sol only. Provide a $36,000.00 allowance for the 36 units. • Asphalt Paving: Remove and replace all asphalt at the Parkview site. • Site Concrete: Provide an allowance for 50 sq. ft. per unit at all sites.
