Specifications include, but are not limited to: The Consultant will perform services customarily and typically rendered in professional design to accomplish all necessary work. The services involve architecture, landscape architecture, structural, engineering and other relevant fields pertinent to park improvement design and implementation. Expected services include those stated Section V.D, but are not limited to, complete construction design plans, technical specifications, and opinion of probable construction costs based on full design plans (including demolition items and quantities) and technical specifications based on Exhibit E. The construction may require multiple phases depending on the available project budget. The Consultant shall assist the District in identifying what particular scope of work shall be incorporated in a two construction phase approach and provide the necessary construction documents to execute the two phases. The Consultant shall coordinate with the County Environmental Health Department to update Post Closure Land Use Plan (PCLUP) similar to the existing PCLUP, see Exhibit H. At minimum, the Kessler Park Master Plan Phase 1 Project components include: 1) New utilities and infrastructure improvements for a new maintenance building and relocated or new (Olive Branch Building) along with the other improvements to the park. Including coordination with all major utility agencies. 2) Access road and site improvements for the new maintenance and Olive branch buildings. 3) New Maintenance building (minimum size 30’ by 50’) with perimeter fencing to secure the area. 4) Relocate or new Olive Branch building (minimum size 36’ by 40’) with perimeter fencing to secure the area. 5) New parking lot and parking lot hardscape improvements...
