Specifications include, but are not limited to: Semi-Annual Preventive Maintenance for Roll Up Doors and Motors - Contractor shall perform the following: Remove and clean any debris from drive motor area and tracks. Lubricate Gear and Chain sprocket. Check and adjust Spring Tension on spring bar. Align and check gate panels. Ensure smooth travel in tracks. Operational testing of each piece of equipment related to roll up doors. Inspect safety switch, sensors on roll up doors, check key switch with safety stop, safety brakes and “disconnect chain” hoist. Verify Safety Decals are in place and legible. Inspection of gates and doors are up to code. Inspect electrical cord, fuses, and wiring for damage. Inspect and adjust motor speeds as needed. Adjust full open and closed stops. Inspect and test sensors that they are working and have clearance. Tighten hardware; lubricate, deadlocks, pivots, and panic latches. Inspect condition of solenoids. Ensure the solenoids are fully operational. Inspect control switches. Inspect all operator motors, drive motors mechanism to include relays, and limit switches. Inspect drive chain and rail for lubrication, wear and tear and are fully operational. Inspect transformers are fully operational in accordance with manufacturer’s standards.
