Specifications include, but are not limited to: Develop, own, and operate affordable rental housing on Block 56 in Phase 1 (“HPS Phase 1”) of the Hunters Point Shipyard Redevelopment Project Area (“HPS Redevelopment Project Area”). The submittal is to develop a maximum number of very low-income family rental housing units (serving households earning up to 50% of Area Median Income) on a portion of Block 56 owned by OCII (the “Project”). The Project should include one family childcare unit, have a parking ratio of approximately 0.6 spaces to 1 unit, a minimum bicycle parking ratio of .5 spaces to 1 unit, and include appropriate ground floor property management, services, and community spaces. OCII seeks proposals that effectively balance excellence in architectural design with feasible development costs, as well as Applicant teams with an ability to deliver a robust outreach and marketing program to maximize participation of households meeting Project Area occupancy preferences, including Certificate of Preference Holders
