Specifications include, but are not limited to: Review all City provided information related to analysis of the Luther Burbank Home and Carriage House, visit the park site, assist the City with preparations necessary for the Cultural Heritage review, develop multiple conceptual roof installation options for review by the city and the LBH&G Board representative. Conceptual plans must include options for restoration and preservation of the rain gutters that are in keeping with the home and carriage house at the time Luther Burbank resided on site. Develop 100% construction documents, specifications and cost estimates ready for construction bid process based on approved conceptual plans. Attend meetings and provide presentations at the Luther Burbank Home and Gardens Board, Cultural Heritage Board and/or City Council as needed to assist the City with approvals. Provide updated and amended Construction plans, specifications and any details required during the construction/installation. Provide response to bid questions related to the design during the construction bidding process on behalf of the City. Amend the plans only if necessary during the construction bidding process. Provide probable cost estimates for construction.
