Contractor shall furnish all labor, tools, equipment, travel, and incidentals, including listed supplies and materials, necessary to provide monthly, quarterly, and semi-annual services as follows: 1) Monthly maintenance shall be performed the first week of each month. Semi-annual maintenance shall be performed the second week of June and December. Quarterly maintenance shall be performed the third week of March, June, September, and December. This schedule shall be followed for each year the Agreement is in force unless another time is agreed upon in writing by Contractor and Caltrans Contract Manager. 2) Inspection: Contractor shall provide a thorough inspection of all elevator components and parts for wear and safety concerns. Contractor shall advise Caltrans Contract Manager of any findings, deficiencies and provide recommendations in writing within five (5) working days of date of inspection, before any repairs are authorized. 3) Cleaning: Contractor shall clean door operator equipment including linkages, drive motor, speed reduction unit safety shoe and light ray devices: machine, brakes motors, electro-mechanical and motor operated cam devices, controller and component parts, (except when disassembly is required) as appropriate. 4) Lubrication: Contractor shall lubricate roller guides, guide shoes, and guide rails where required. When needed, contractor shall lubricate cam equipment, interlocks, automatic door operator, speed reduction unit and its linkage parts, machine, motors and motor generators, sleeve ball and roller bearings, selectors, overspeed governors, tension frames, sheaves, and hoist ropes. All lubricants, oils, and greases shall meet or exceed manufacturer’s recommendations. 5) Adjustments: Contractor shall adjust operating switches on the controller; leveling switches on car and in the hoist, way including cams and rollers; hall and car operation push buttons; gate switches, interlocks and automatic door operator, electro-mechanical cams, cam motors and control equipment; safety shoes and linkages; guide shoes, and roller guides. 6) Hydraulic elevator services shall include valves and pumps with the items stated above that apply (except where disassembly is required). All adjustments shall be made as indicated by equipment performance at the time of inspection. 7) Supplies and materials provided by Contractor shall include lubrication oils, cleaning materials and greases to do the work.
