Specifications include, but are not limited to: It is the intent of these specifications to obtain 100% complete preventive maintenance for the passenger elevator. Any work not specifically mentioned, but which is needed to make the maintenance complete within the intent of these specifications, shall be performed without additional cost. Contractor shall systematically examine, adjust, and lubricate the elevator to provide preventative maintenance as frequently as indicated herein. The work to be performed by Contractor under these specifications shall be a minimum of one (1) hour per month. Contractor shall checkin/check-out upon each service call to provide verification that service has been provided. A. Contractor shall have a qualified journey person elevator mechanic perform monthly systematic PM, will provide in advance a written schedule of PM to perform, and a breakdown of the tasks to be performed under this contract; i.e., adjustments, cleaning, and lubrication of each and every elevator in the building. All lubricants shall be of the proper composition, quality, and grade for the purpose used. B. Provide call-back service, which consists of promptly responding to requests from the state by telephone, or otherwise, for adjustment or call-back services 24 hours a day, seven (7) days a week.
