Contractor shall provide routine services per the Frequency Schedule identified in Exhibit A, 8., D., Mechanical Periodic Maintenance. 2) Contractor shall adhere to industry-approved maintenance practices. 3) Contractor shall be responsible for extending parts warranty on parts or equipment replacement. 4) All maintenance and repair work shall be performed by or under the direct supervision of a qualified journeyman air-conditioning mechanic. B. Within each mechanical room or roof access area, Contractor shall keep an on-site service record. The service record must be posted in a conspicuous location, close to the major equipment to be serviced. The service record shall include the following: 1) Date of service. 2) Items checked during each service. 3) Note any maintenance adjustment or repair made during the service. 4) Any equipment problem discovered during the service and subsequent action taken. 5) Initials of servicing mechanic
