The selected Firm will be required to provide a topographical and underground utility survey of the entire property. Perform on the ground, field survey for accurate measurements of site. Survey to meet CI/ASCE Level A and as described below. The scope of services will include, but is not limited to, the following: 1. Aerial Survey – Shown with red lines in Site Aerial/Plan ● Establish horizontal and vertical control based on the California Coordinate System & Local County/City benchmarks. o Set aerial targets. o Prepare a 1"=20’ scale aerial topographic base map including a digital Orthographic Photo. o The file should be in world coordinate file suitable use in AutoCAD (native AutoCAD 2016 DWG format). o Show all existing improvements including top and bottom of walls, paving, tree locations, etc. including planometric and topographic information. Show all improvements obscured by tree canopies or architectural canopies. 2. Boundary Survey ● Show record lines of title for the subject property. Boundary lines must be fully annotated with record bearings, distances, and curve elements. Recording data must be noted. If applicable, conflicting basis of bearings sources must be rotated to a common basis of bearings, and the basis of bearings must be noted. Area of subject parcel(s) must be included. ● Benchmark, Basis of Bearings, Datum Statement, Legal Description, and Flood Zone Information shall be provided. ● Show record data encumbrances, such as, but not limited to recorded easements or CC&R’s affecting the subject property, existing setback requirements, current flood zone designations, etc. Recording data and sources for this data must be noted. A digest of title items and encumbrance issues must be included. ● Current legal description and vesting information. ● Locate all property lines (ROW), easements, streets, curb cuts, driveways, trees, etc. 3. Ground Survey - Shown with blue lines in Site Aerial/Plan ● All improvements within limit of work and +/- 50’ beyond limit of work. ● Locate all structural (e.g. Buildings, Play Equipment, Marquees, etc.) and non-structural (e.g. Parking, Landscaping, benches, etc.) items within the property ● Locate all building corners, finish floor elevation (FFE) and door thresholds, recesses and areas under canopies (where applicable). ● Locate all existing site walls, fences and gates, including top of wall and finish grade elevation. ● Locate ramps, stairs, and railings. Show top of ramp and bottom of ramp elevations. Show landing areas. ● Locate all existing trees, including caliper size, location of trunk and finish grade at trunk as well as improvements under canopies. ● Locate all surface utilities, existing drains, catch basins, vaults, transformers, pull boxes, manholes, cleanout, catch basins, etc. to be located, identified and finish grade for each. ● If a catch basin or manhole is located in the ground survey area, survey the size, invert elevation along with pipe sizes coming in and out. ● Locate all vaults, electrical, telecom, etc. ● Survey all top of curb, finish surface, finish grade, and flow line elevations. Locate all utilities (aboveground appurtenances) within detailed survey areas. ● Locate fire hydrants within a 400’ radius of the property
