2. SCOPE OF SERVICES a. Services i. Provide full architectural, engineering and traffic consultant design services and all related disciplines of design, taking into account the feasibility of the project and the economic viability to the District while complying with the latest applicable versions of State, County and local codes including the latest version of Title 24 of California Code of Regulations for educational facilities and District Standards. Proposing parties shall be Licensed Architects in the State of California at the time of submission, and said license shall remain active and in good standing throughout the term of the agreement. b. Project Phases All phases of the project require the selected firm to coordinate and meet with the District representatives and staff and consultants as needed. i. Site Analysis Collaborating with the District’s consultants and Design Manager: 1. Confirm site conditions including location of building elements, pedestrian and vehicular circulation, landscape, hardscape and continuous path of travel to inhabited areas of campus to allow for seamless continuation of educational programs. 2. Prepare design and DSA approval schedule. 3. Prepare a detailed site analysis for the new drop off lane. 4. Prepare parking and traffic, zoning, geotechnical, on-site and offsite utility and related utilization analysis as required. 5. Prepare conceptual traffic circulation studies for the surrounding streets. 6. Identify any interim ADA paths of travel across the campus to accommodate students while the project is in construction. ii. Schematic Design 1. Based upon the District’s approval of the program and site plan option, develop preliminary demolition plans, including any staging plans and student path of travel required for continuous utility use for a working campus. 2. Identify location of any interim utility connections and interim housing solutions. 3. Conduct planning code analysis as required. 4. Meet with state and local agencies as required to identify and process required approvals for the project providing the appropriate documentation. 5. Prepare Schematic site plans. 6. Prepare preliminary site elevations and sections. 7. Make presentations to community and school groups as required. 8. Continue to meet with user groups to refine program and design elements as required. 9. Provide a Schematic Design cost. 10. Confirm project schedule assumptions. iii. Obtain District approvals prior to proceeding to the 50% Construction Documents Phase. Design - 50% Construction Documents 1. Prepare a preliminary set of construction drawings, details, specifications, and project manual for the project. Project documentation shall be prepared according to District’s standards and approved basis-of-design product guidelines. 2. Incorporate District comments to preliminary documents.
