The Manufactured unit shall be single story and contain one (1) master bedroom with attached full bathroom and closet, two (2) bedrooms with closets, one (1) living room, one (1) kitchen with pantry and island, one (1) full guest bathroom, and one utility/laundry room. See included plans for reference. 1. Utility Room: a) Home utility room shall be equipped with plumbing to accept washer and propane dryer b) A wall mounted fire extinguisher shall be provided. Minimum 10B rated c) Utility room shall have a door to the exterior. 2. Bedrooms: a) Master shall have large closet and adjoining master bathroom with bathtub, toilet and lavatory with casework. The bedroom shall have a window. b) Two (2) smaller bedrooms shall each have a closet and window. 3. Livingroom: a) Living room shall have one window minimum and one entry door. Living room shall adjoin kitchen with island in between in “open floor plan” style. 2.4 CHASSIS A. Manufacturer’s standard system with detachable hitch. 2.5 SUBFLOOR A. Floor Framing: Manufacturer’s standard framing, 16” O.C. maximum spacing with transverse floor joists, suitable for intended occupancy and floor load. B. Floor Sheathing: Manufacturer standard 2.6 EXTERIOR SIDING AND SHEATHING A. Siding to be WUI compliant Hardie Plank lap siding or Hardi board & batten sheet cement board or approved equal. 2.7 SKIRTING A. Skirting to be WUI compliant Hardie Plank lap siding or Hardi board & batten sheet cement board or approved equal. B. Sheathing shall be minimum 3/8” APA rated Oriented Strand Board (OSB) or plywood, CDX grade or better. Sheathing shall be wrapped in house wrap, Tyvek or approved equal. 2.8 ROOF A. Roof Pitch: 3:12 B. Roof top Plate: 8’-0” C. Roof overhangs: 12 inches D. WUI compliant Class A fire rated composition roof shingles, 5/8 inch minimum, APA rated OSB or plywood roof sheathing, CDX rated or better, with radiant barrier, installed with staggered joints, with WUI compliant vents or mechanical ventilation system and a four (4”) inch minimum overhang. Eaves shall have WUI compliant be fiber cement soffit board finish. 2" X 6" minimum fascia, painted. Roof pitch shall be 2:12 minimum. E. WUI compliant roof vents. No soffit vents. F. Rain gutters with down spouts, aluminum, six (6) inch, K style, shall be provided on each sloping side of the roof, painted to match trim or exterior wall color. G. All metal flashings shall be galvanized and painted to match roof or trim color. H. Include vents for items not in scope of bid, including but not limited to, dryer vent. 2.9 INSULATION MATERIALS A.
