A. Semi Annual – Preventive Maintenance Contractor shall perform the following: 1. Remove and clean any debris from the drive motor area and tracks. 2. Provide lubrication to gear and chain sprocket, deadlocks, pivots, and panic latches 3. Check and adjust the spring tension and spring bar as necessary. 4. Check and align gate panels to ensure smooth travel in tracks. 5. Check release cable for wear and fusible link for attachment on the fire doors. Replace if necessary. 6. Verify Safety Decals are legible. Replace if necessary. 7. Inspect the gates and doors are up to code. 8. Inspect electrical cord, fuses, and wiring for damage. Replace if necessary. 9. Inspect and adjust motor speeds as needed. 10. Tighten hardware as necessary. 11. Inspect solenoid is working properly. Replace if necessary.
