The property the City desires to sell is located at 1000 O’Neill Avenue, Belmont CA 94002 (Residential Duplex) APNs: 045-261-010, 045-261-020, and 045-261-030. The property is also known as the Emmett House. SCOPE OF SERVICES The selected broker/firm shall enter into an Agreement with the City for the following services. 1) Provide general residential real property consulting for issues related to the pending sale of the property listed above. 2) Assist the City in the evaluation of the property, including providing guidance for an appropriate listing price based upon a review of the market appraisal and analysis of recent comparable sales data. 3) Develop and implement marketing strategies for the sale of the designated City-owned property, including: a) Creating and distributing marketing materials (electronic and/or hard copy) to advertise the property for sale and listing the property in an MLS database b) Coordinating and hosting site tours of the property for potential buyers 4) Represent the City in negotiations, analyze offers, advise the City as appropriate with prospective buyer(s), and coordinate the real estate transaction closing
