TENANT MANAGEMENT • Facilitate lease extensions, amendments, renewals, and terminations with City approval. • Ensure tenant compliance with lease terms and address tenant concerns. • Provide 24/7 emergency response • Report leaks, damages, and similar incidents to the City within one business day. • Serve delinquency notices and assist with evictions due to nonpayment or other lease violations. • Ensure rental units are well-maintained and meet health and safety standards. • Advise the City on needed repairs to preserve long-term property value. • Conduct weekly exterior walk-throughs and quarterly interior inspections, with appropriate tenant notice. • Inspect and coordinate repairs for vacant properties. • Maintain regular communication with tenants to understand their needs and concerns. • Represent the City in all tenant-related matters. • Record and report monthly water meter readings for the Transit Center, Main Street Garage, and other properties as needed...
