The selected broker shall perform, at minimum, the following services: 1. Pre-Listing Activities o Inspect the property and provide recommendations for market readiness. o Prepare a Comparative Market Analysis (CMA). o Recommend an appropriate listing price. o Advise on disclosures applicable to public agencies. 2. Marketing o Prepare and implement a marketing plan, including MLS listing, property signage, photography, digital and hard copy advertising, and outreach to potential buyers. o Coordinate and conduct open houses and private showings. o Provide monthly marketing activity reports to the Agency. 3. Transaction Management o Solicit, receive, and present all purchase offers. o Advise the Agency on offer evaluation and negotiation strategy. o Coordinate inspections, appraisals, and due-diligence activities. o Assist in preparation of counter offers and required disclosures. o Manage the transaction through escrow to closing. 4. Compliance o Adhere to all applicable California laws and real estate regulations. o Observe all conflict-of-interest requirements (e.g., Political Reform Act). o Maintain confidentiality of Agency information. 5. Post-Sale Deliverables o Provide closing statements and transaction documents.
