This Contract is for the Roof Replacement Project at Fire Station 36.In general, the Work includes removing the existing built-up roofing system on all low-slope roof areas and installing a complete new Garland SBS modified bitumen roofing system, including all associated membranes, flashings, cover board, tapered transitions, sheet metal components, walk pads, and a new roof access hatch and curb as shown in the approved drawings. The Contractor shall prepare the existing substrate, make necessary repairs, and ensure proper drainage to all roof drains and overflows. The Work also includes maintaining and protecting in place existing rooftop elements such as the communication tower, guy wires, and PV panels. The Contractor shall coordinate closely with the HVAC contractor responsible for replacing rooftop mechanical units, including removal and replacement of sleepers or curbs as required and providing all watertight flashing transitions for new HVAC equipment. All penetrations, condensate piping, and mechanical interfaces shall be integrated into the roofing system to ensure a fully sealed, watertight installation. All roofing components shall be installed in strict accordance with Garland’s published requirements so the Fire District can obtain the required Garland 30-year warranty at project completion.
