The City of Commerce is soliciting proposals from licensed contractors to provide on-call HVAC system maintenance, repair, and installation services for City-owned buildings. The selected contractor shall be responsible for providing all labor, tools, materials, equipment, transportation, and supervision necessary to perform services, which may include but are not limited to: • Routine and preventive maintenance of HVAC units, including: o Rooftop units (RTUs) o Split systems o Packaged units o Exhaust fans o Chillers and boilers • Troubleshooting and repair of HVAC equipment and system components • Testing and calibration of thermostats and building automation systems (BAS) • Maintenance, programming, and replacement of HVAC controls and sensors • Replacement of belts, filters, motors, compressors, and other parts • Emergency response for HVAC failures or critical service disruptions • Seasonal start-up and shut-down procedures • Energy efficiency improvements and retrofits • System upgrades to meet Title 24 or new energy code requirements
