1. General The Consultant shall provide remedial architectural services during each of the Program and Pre‐Design Phases, Design Phases, Construction Phase and Project Closeout Phases of the City of San Mateo / Beresford Recreation Center and San Mateo Senior Center Roofing Renovation Projects. Services may include an analysis of dry rotted framing, depending on specific conditions. Further analysis could determine that structural repair detailing may be required. 2. Program and Pre‐Design Phase • Assist the City in clearly defining the scope of the Project by refining the recommended renovation scope items that have already been identified in the Existing Roofing Conditions Assessment Report • The selected Consultant will solicit interested subconsultant design firms and contract with them to assemble a fully qualified design team • Assist with the development of a master schedule and maintain communications with the City Representative to identify schedule revisions 3. Schematic Design Phase • Manage work of the design team • Conduct research of potential materials that would be suitable for the building enclosure systems and appropriate for roof assemblies • Create a report that outlines the Consultant’s recommended building envelope waterproofing systems and products, indicating preferred manufacturers for each system. • Manufacturer consistency shall be considered to maintain warrantability of the proposed waterproofing system 4. Design Development Phase • Prepare preliminary remediation designs for the two buildings as outlined in the Roofing Conditions Assessment Report, with information gathered during the mandatory pre‐proposal meeting and optional site observation reviews. The designs will establish the scope of work needed, but possible alternate design options are also to be explored • The selection of design options will be influenced by decisions made for the future operations of each facility i. Develop sufficient typical details for the roof assemblies. Submit drawings for City review at 50% and 100% completion stages ii. Produce technical outline project specifications for low‐sloping roof coatings and sloped wood shake alternative systems. Specifications are to include the scope of work, standards, and the frequency of required testing and inspections by independent agencies iii. Assume a minimum of one (1) meeting to review the recommended work scope with City representative(s) 5. Construction Documents • Remedial roofing construction documents are to consist of technical drawings, specifications, and any other documents that will be suitable for soliciting competitive bids from interested Contractors • Consultants are to assume that tasks listed in this phase are to be conducted separately for each building • Construction documents are to include but not limited to the following: i. Produce and provide technically based construction drawings that outline waterproofing requirements of the project, including Cover Sheet with Site and Location Plans, Roof Plan, Elevations, Sections and Details. The drawing set shall be formatted to comply with City of San Mateo requirements for Building Permit submissions ii. Produce and provide technical specifications that support the proposed waterproofing system iii. Drawings and specification packages are to be submitted to the City Representative at 75% and 100% completion levels for review and comment iv. Consultant shall assume three (3) meetings with the City Representative(s) during this phase for review of project progress
