Specifications include, but are not limited to: Property Management Services to include: General Duties: Manage and operate the property consistent with the approved budget and comply with owner s instructions as set forth in final management agreement or as provided from time to time by owner. Property Manager will be expected to act as liaison between owner and tenants, manage the day to day operations, repairs and maintenance of the building in a professional and diligent manner. Utility and Service Contracts: Negotiate on behalf of the owner for gas, electricity, water, sewer, trash collection, recycling services, elevator services, landscaping, janitorial services, security services, parking services and other applicable services. Manage the contracts for specified services. Terms for services will be one year unless otherwise approved by owner in writing. Maintenance and Repairs: Perform or cause to be performed all ordinary maintenance, repairs, alterations, replacements and installations do all decorating and landscaping and purchase all supplies as necessary to be done consistent with the fulfillment of owner s obligations under any lease of space, any mortgage encumbering the property, or any covenants, conditions and restrictions affecting the property. Additional Services: Preparation of monthly property financial statements and operational reports Preparation of annual operating and capital expenditure budget Prompt collection of rents and repayment of property expenses Receipt and response to tenant communications on behalf of owners and ensure tenant compliance with lease provisions Maintenance of property and common areas Hire and supervise independent contractors as required Advise on energy efficiency opportunities and the use of eco -friendly materials in the maintenance of the facility Contract Administration Purchasing Janitorial Engineering Security Parking Management Safety Compliance (OSHA), ADA compliance/accommodation
