Specifications include, but are not limited to: i.Pre-approved Detached ADU Plans: The consultant is expected to develop a set of four (4) detached ADU building plans (structural and floor plans) that will each be a different unit type: studio, one-bedroom, two-bedroom, and three-bedroom. The consultant is expected to obtain approvals from the City’s Community Development Department (Permit Services and Current Planning Divisions). Salinas residents may use these plans for new ADU construction, but will still have to submit a site plan specific to their lot for permitting.Final plans should include:(1)Ability for roof pitch to be increased or decreased on each of the plan sets to ensure compatibility with the primary dwelling unit;(2)Foundation plans that are customizable for different soil conditions;and(3)Building plans that are single story and are a minimum of 150 square feet and a maximum of 1,200 square feet.ii.Architecture Research:The consultant is expected to research common architectural styles in Salinas to assist with developing the ADUdesign types and features. The consultant will create acatalog of architectural design types consistent with the following geographic areas of Salinas: (1)East Salinas: A variety of architectural styles primarily built between 1920 and 1970, but the most common style is single story Ranch.(2)North Salinas: Home to the Creekbridge and Harden Ranch subdivisions, as well as several large subdivisions built between 1980 and 2000.(3)South Salinas and Downtown: Features a wealth of historical architectural styles primarily built between 1880 and 1970. Common architectural styles include Queen Anne, Craftsman, Period Revival, Art Deco, Mid-Century Modern, and Ranch. iii.Design:The consultant shall develop a series of designtypes thatwill act as a tool for builders and homeowners to select an architectural designthat is most compatible with their primary dwelling unit. The consultant is asked to create a minimum of four (4) ADU design types and no more thanfive (5)that can speak for the majority ofresidentialarchitectural types in Salinas.Theconsultant is expected to develop a series of design features that can be added to certain properties to ensure compatibility with their unique architectural stylesand neighborhood character.iv.Elevations: The consultant shall develop elevationsandfor each design type and floor plan, with a minimum ofsixteen(16) elevations and a maximum of twenty (20) elevations.
