The scope of work generally includes but is not limited to the following: General Building Maintenance and Repairs • Routine inspection, upkeep and repair of structural, architectural, exterior elements, and interior elements including but not limited to walls, doors, stucco, finishes, flashing, ceilings, flooring, fixtures, and furnishings with the ability to subcontract other work as required. Mechanical, Electrical, and Plumbing (MEP) Systems • Preventative and corrective maintenance of HVAC, electrical, lighting, plumbing, and related utility systems. • Daily inspections of HVAC, electrical, plumbing, and life-safety systems. Emergency Power and Security Systems • Regular testing, servicing, and minor repair of emergency generators, access control, security cameras, alarms, and communication infrastructure. Custodial and Grounds Maintenance • Daily custodial services and exterior facility upkeep across all facilities including landscaped areas, parking lots, and walkways • Weekly landscape services including mowing and trimming • Quarterly deep cleaning and quarterly window cleaning • Supply and restock of janitorial materials and consumables • Exterior upkeep including painting, graffiti removal, and basic structural maintenance • Weekly parking lot sweeping • Adherence to Rialto Police Department security and access control procedures...
