The environmental initial study is currently being prepared based on the construction of a 76 residential unit mixed-use development with a 6,603 square foot commercial component. Six of the 76 units would be located on a lot just south of the site five will be townhomes and a single detached ADU will be provided. The site will provide a total of 137 parking stalls. The initial study will include the following associated studies: • Traffic Study with trip generation, distribution and VMT Assessment x • AQ/GHG Study • Hydrology Report • Noise Study • Preliminary Drainage and Low Impact Development (LID) Report • Phase I Environmental Site Assessment, Soil Vapor and Soil Remediation Work Plan • Geotechnical Investigation • Aesthetics
