2.1. Provide two (2) fully furnished turnkey tiny homes. 2.2. Tiny homes shall provide 300-500 square feet of livable space (anticipated to host one individual) and include space for: a private bedroom that can accommodate a queen-size bed and closet for storage; full kitchen; full bathroom; living room and dining area. 2.3. One (1) of the two (2) tiny homes must be Americans with Disabilities Act (ADA) compliant for individuals with disabilities. 2.4. Tiny homes shall be able to withstand a harsh desert environment that may include extreme heat (125 degrees or more), high winds, and heavy rain and flooding. Off-grid options that are included such as solar capabilities and water collection are a plus. 2.5. Tiny homes must have a pitched roof and are to be constructed from materials (walls, roofing, siding, etc.) that provide insulation, protection, and stability from the elements (rain, wind, high/low temperatures). 2.6. The tiny homes must be aesthetically pleasing and able to blend into to the current desert landscape. 2.7. Tiny homes may be set in place on site during delivery, which would include placing on piers; leveling; removal of axels, tires, and hitch; skirting; and repairs of transportation cracks and adjustment of doors as needed. 2.8. Tiny homes shall have central heating and air conditioning, and a built-in electrical capacity of 120/240-volt,100- Amp 1-phase to support air conditioner and heater (e.g., a ductless mini split), three (3) standard outlets (one in the sleeping area, one in the dining area, and one in the living room area) and three (3) GFCI outlets (2 in the kitchen and 1 in the bathroom) and include the following: 2.8.1. Interior & Exterior lighting. 6” Can-less recessed LED lights throughout. One (1) exterior single LED wall sconce next to the front door. 2.8.2. A minimum of two (2) windows with screens and blinds that provide natural outdoor light, privacy, and ventilation. 2.8.3. Privacy locking door and windows 2.8.4. One (1) smoke alarm. 2.8.5. One (1) carbon monoxide detector. 2.8.6. One (1) fire extinguisher. 2.8.7. Tiny Homes shall adhere to the following local San Diego County fire safety code requirements and regulations.: • Compliance with the County of San Diego's Defensible Space for Fire Protection Ordinance and Section 96.1.4907 of the County of San Diego 2023 Consolidated Fire Code13 . • The County amendments to the 2022 California Fire Code and the ordinances of the unincorporated County fire protection districts2 . • The City of San Diego adopted local amendments to update existing regulations to comply with the 2022 code45 . 2.8.8. Private Bedroom: This space shall be large enough to accommodate a queen-size bed with bedframe, mattress, and box spring; nightstand; and dresser. The bedroom shall also contain a full-length built-in closet with a hanging rod for clothes and shelving for storage. 2.8.9. Full Kitchen: Built-in upper and lower cabinets, oven with an induction stove top, range hood, microwave oven, dishwasher (24” wide), and refrigerator (with a capacity of 18-22 c.f.). 2.8.10. Full Bathroom: One (1) toilet (for standard tiny home and ADA accessible toilet with grab bars for ADA accessible tiny home); plumbing fixtures and pipes which connect to water source and sewer; sink over a cabinet for bathroom in standard tiny home, and ADA accessible sink with grab bars and no under sink cabinet for ADA accessible tiny home; stand-up shower for standard tiny home and ADA accessible roll-in shower with ADA accessible shower controls (for hot and cold water), and ADA accessible folding mounted shower seat and grab bars for ADA accessible tiny home; towel rack; built- in storage cabinets; exhaust fan; and toilet paper dispenser. 2.8.11. Living Room and Dining Area: This space shall be large enough to accommodate a dining table with two chairs, a sofa, a coffee table, armchairs, lamps with side tables, a flat-screen TV, and a desk with a chair.
