The Contractor hereby agrees to furnish all materials, tools, equipment, and labor necessary to provide annual and emergency maintenance services and repairs to Orange Coast districtwide HVAC units. HVAC maintenance and repairs will address general wear and tear, including as needed filter replacement, minor repairs, changing out parts, and lubricating parts. Annual Maintenance 1. Provide all necessary filters for the preventative maintenance service. All filters will be rated at MERV 8. 2. Perform a thorough inspection on all the electrical control components, circuit boards & motor contactors for the heat pump units. 3. Perform an inspection on all the electric motors in the unit & make adjustments as needed. Lubricate the motors & blower bearings where there are service ports available. 4. Inspect & clean the condensate drain lines. Inspect & clean the condensate drain pan on each heat pump unit. 5. Check the refrigerant charge in the unit & check temperature drop across the coil at the same time, to confirm proper operation for each heat pump unit once a year. 6. Confirm the thermostat operation & programming per the facility manager’s standards.
