School Location: 3405 West Imperial Hwy., Inglewood, CA 90303 (“Facility”) Approximately 2.38 acres. See Exhibit A Permitted Use: Operation of authorized charter school education facility Maximum Enrollment: No more than 475 students Grade Levels Permitted: All grade levels served in the District Facilities Involved: Field Act compliant public-school facility with two kindergarten classrooms, 17 grade 1st thru 6th grade classrooms, library, administrative offices, gymnasium, and kitchen facility. The Charter Property consists of a non-Field Act compliant building that was acquired with the original site that will need to be excluded from school use. A successor charter school may elect to retain the parcel the building is located on and demolish the building, sell the parcel and building, or rehabilitate the building. If sold, a portion of the proceeds will need to be returned to the Charter School Facilities Program to reimburse funding originally provided to acquire the building and parcel. Physical Education: 13,282 square feet of dedicated outdoor space, hard-top surface and 8,575 square feet of gym space. Property Condition: The Facility and Charter Property are offered “as is.” Accordingly, the charter school will be responsible for making any necessary updates or modifications to the Facility to operate its charter school. Loan Term: Approximately twenty-two (22) years or the remaining balance of the original loan. The selected Charter must enter into a Funding Agreement with the State.
