Description of Routine Services: i. Upon Notice to Proceed is award, the Contractor will perform a (1x) month, routine site visit to clean and inspect all components of the roofing system on a continuous monthly basis. Any defects discovered during the routine site visit will be promptly reported to the DPR Contract Manager and a Work Order will be generated to address the repairs needed. The Contractor shall only perform work authorized by the DPR Contract Manger or his/her designee as assigned via a Work Order Request. Inspection and Cleaning to Include: i. Routine inspection of all elements of the roofing system and gutters, ensuring components are securely intact and in good operating condition. ii. Inspect possible leaks at all roof penetrations including roof jacks, vents, drains, and joints and apply sealant as necessary in accordance with bid specifications and manufacturer's recommendations. iii. Perform touch-up and fill in all caulking where necessary with an approved sealant that is compatible with 45 mil TPO single-ply roofing system with ½” fanfold. iv. Inspect all acoustic ceiling tiles and roof insulation for penetration and defects. v. Inspect all filter strainers with new strainers over drainpipes and check the seal between the drain and roof membrane for any signs of drying or deterioration. vi. Clean and inspect rooftop walking pads and ensure all components are maintained in good condition and meet safety standards. vii. Clean and remove all debris accumulated on roof system, drains, gutters, downspouts, and kickplates. Any defects discovered during the routine inspections will be accurately recorded and immediately reported to the DPR Contract Manager or his/her designee. Any additional repairs need will be submitted via Work Order Requests. Description of On-Call Services: i. Contractor shall provide on-call emergency work services on a twenty-four (24) hour per day, seven (7) days per week basis. Contractor call-back must be within two (2) hours after notification by the DPR Contract Manager requesting emergency roofing and gutter repair services. The Contractor shall be at the site to begin work within two (2) hours after receipt of the call and work must be completed within twenty-four (24) hours, unless the DPR Contract Manager authorizes additional time.
