A. Pre-Design Services: Pre-Design services include attending a pre-design kick-off meeting, existing condition survey and report, coordination with the City and its consultants, conceptual design, and a cost estimate. The Consultant will need to gather any existing records or documents (e.g. Record Drawing, etc.) that indicate existing conditions. These documents will need to be verified by onsite inspection of the premises. The extent of this effort shall be as in-depth and as extensive as is required and necessary to support the design effort. B. Design Development: Design development involves the development of Contract Documents, permitting, and assistance in bidding process. Design development services include attending a design development kick-off meeting, coordination with City and its consultants, assistance with application for grant/rebate programs, and preparation of Construction Drawings using or adaptable to AutoCAD version 2023 and City of Berkeley layering requirements. Specification sections in the Project Manual shall follow the 2020 Edition Master FormatTm style. Consultant shall coordinate all specification sections with the City’s standard specification divisions 00 and 01. Consultant shall prepare applications and obtain permits from the City’s Planning Department. Smaller projects may be completed by City staff electricians and will not require bidding. All permit and other discrepancies must be resolved and changes incorporated into the Contract Documents before approval can be given by the City for the 100% submittal, and subsequent initiation of the bidding process. Contract Documents shall be suitable for the solicitation of competitive construction bids. Assistance in bidding process involves attending a mandatory pre-bid meeting/conference, being available to answer technical questions during bidding, and bid review. C. Construction Administration and Post Construction Services: Construction Administration involves attending a pre-construction meeting/conference, coordination with City and its consultants, assisting as necessary with approving submittals, reviewing/approving requests for substitutions, answering requests for information (RFIs), reviewing shop drawings, site observations/inspections, and field reports. For smaller projects performed by City staff electricians, site observations/inspections may be requested. Post Construction Services will consist of preparing record drawings in AutoCAD from contractor’s “as-built” marked up drawings. All project AutoCAD files (i.e. drawings, x-refs, blocks, fonts, etc.) shall be provided to the City on CD or DVD (USB drives) after the completion of “as-built” drawings. Also included is preparation of record specifications from contractor’s specification mark-ups. All project specifications shall be provided in Word and PDF format to the City on USB.
