Specifications include, but are not limited to: 5.1 Operation of Golf Courses The Proposer shall be responsible for the management, operation and maintenance of the Golf Courses, including, providing all services and amenities related to a golf course operation. Services and amenities for each facility shall include, but are not limited to: • Manage, operate and maintain a pro-shop, coffee shop, and driving range; • Sell food and beverages during the hours of operation; • Rent and/or repair golf related equipment; • Sell golf related equipment and merchandise; • Provide golf instructional services; 5.2 Maintenance Responsibilities a. Building and Equipment The successful Proposer shall be responsible for maintaining all buildings, structures, equipment and improvements, within the Golf Courses in good and substantial repair.; b. Grounds and Landscape The successful Proposer shall be responsible for: maintaining and renovating the turf and shrub areas; providing weed, pest and disease control; providing tree maintenance; irrigation system maintenance; and other duties as set forth in the attached Appendices C4, D4, E4, F4, and G4.; c. Trees I. Beginning the second year of the term of the Agreement, the successful Proposer, at its sole expense, shall conduct a tree maintenance project at each golf course under this agreement by trimming and/or removing a minimum 150 trees at each golf course with the exception of Norwalk Golf Course, in which 24 trees are required to be trimmed and/or removed and Alondra, in which 200 trees are required to be trimmed and/or removed. Every two (2) years thereafter, 36 trees shall be trimmed/removed at Alondra, 12 trees at Norwalk and 24 trees at all other facilities at the sole cost of the operator. All trees selected, and the scope of the trimming/removal, is subject to prior written approval by the Director or Designee. The Director may waive this requirement should the Director or Designee deem the trimming not necessary for any particular golf course.
