The Work includes the complete construction of the project in accordance with the plans and specifications prepared by Perkins&Will Architects. The selected General Contractor shall provide all labor, materials, equipment, and supervision necessary to successfully execute the Work, meeting all quality, schedule, and budget requirements. In addition to performing the base scope of construction, the General Contractor will be responsible for the procurement, management, and integration of certain delegated design scopes, which include, but are not limited to: Fire Water Tank System Coordinate with the Owner’s design team to confirm performance requirements and interface points. Engage qualified specialty engineers and fabricators to prepare shop drawings, calculations, and submittals in compliance with applicable codes and project specifications. Oversee fabrication, delivery, installation, and testing to ensure full operational readiness prior to occupancy. Prefabricated Trusses Develop delegated design documents in coordination with the structural engineer of record. Ensure accurate dimensional coordination with building envelope and MEP systems. Manage off-site fabrication, delivery sequencing, and on-site installation to maintain the critical path schedule. Ground Improvements Implement ground improvement techniques as specified in the geotechnical report and project requirements. Manage subcontractors and specialty consultants to ensure proper quality control testing, reporting, and compliance with design criteria. Coordinate closely with the Owner’s geotechnical engineer to address any field modifications or unforeseen subsurface conditions. Requirements for Delegated Design Scopes: Provide and manage all necessary specialty design consultants. Prepare, submit, and obtain approval of delegated design documents prior to fabrication or installation. Ensure all delegated design elements are fully integrated into the overall construction schedule and coordinated with other trades. Maintain strict adherence to quality control standards, safety requirements, and applicable codes.
