The scope of work for the project includes: CONTRACTOR shall provide the following services on the units detailed below: • 19 Roof Top HVAC Package Units and two (2) Split Units - Department of Social Services - North and South Yokayo Complex located at (737 & 747 S. State St. Ukiah, CA. Buildings 41 & 66) • 7 Roof Top HVAC Package Units - Department of Social Services Family and Children Services (727 S. State St. Ukiah CA. Building 54) • 2 Wall Mounted Bard Units - Social Services Modular Building (757 S. State St. Ukiah, CA. Building 51) • 12 Roof Top HVAC Package Units and one (1) Split Unit- WISC Department of Social Services (472 East Valley St, Willits, CA. Building 61) • 2 Roof Top HVAC Package Units – Social Services – Family Center (10 A/B Cherry Ct. Ukiah, CA. Building 347) Perform the following maintenance items on a quarterly basis (plus or minus 1 month) not to exceed a maximum of four (4) months between services. Service schedule will be based on the calendar starting in January each year. All maintenance will be performed to all associated factory recommended specifications. Quarterly total cost of inspections is not to exceed $8,264.13. Spring and Summer (Prior to and during the cooling season) Inspections shall include the following but not be limited to: • Replace all filters with Merv 10 pleated filters or better. • Check system fort signs of refrigerant leaks. • Check all motor amperage draws. • Lubricate al moving parts as applicable • Check all belts and adjust tension to within factory specifications. • Check start capacitors and potential relays as applicable. • Check compressor contactor. • Check all wiring and wiring connections. • Clean condenser coils. • Check condensate drain operation.
