The work shall include all design work, labor, material, tools, equipment, excavation, shoring, testing, inspection, commissioning and all necessary general conditions that may be inferred from the Contract Documents to provide all Design Work and Construction Work for the construction of a pumphouse or heating plant building (minimum 2,800 sq. ft.) to house new hot water pumps and, depending on the selected system, heat recovery chillers or cascaded centrifugal heat pumps. Phase A will replace two existing 2,000-ton conventional chillers within the TES plant building with heat recovery chillers, install new primary and secondary hot water supply pumps, and upgrade distribution piping and pumping systems. Additional work includes demolishing and removing the existing chillers, replacing two primary chilled water pumps, and constructing an aboveground TES tank to store and distribute hot water more efficiently. Electrical upgrades will include a new electrical feed from the nearest high-voltage switch station, new medium-voltage substations, and new electrical switchgear; Additionally, underground pathways and equipment pads will be installed to accommodate the future emergency power distribution system, including automatic transfer switches, an emergency switchboard, and a generator tap box, ensuring future backup power capability for select mechanical equipment. The TES tank will be located between the new heating plant/pumphouse and Putah Creek Lodge Drive. The scope of construction work includes protecting existing site features, clearing, grading, foundation preparation, site utilities, paving, hardscape, irrigation, landscaping, fencing, site lighting, and other elements necessary to integrate the new infrastructure seamlessly. Built facilities trade work includes concrete foundations, structural steel framing, insulation, roofing, sheet metal work, doors, frames, hardware, glazing, electrical, plumbing, mechanical systems, process control system integration, security cameras, security access systems, fire alarm, fire sprinkler protection, and all other work required to deliver a complete and operational facility.
